What direct villa management changes for a team stay
The operator describes the limits of arranging stays in someone else’s villa and the reasons for preparing its own property. It also discusses the location on a side street near a main road.
ITDANG, which has operated pool villas in Ho Chi Minh City for 5 years, has finally completed its own pool villa.
While operating over 80 pool villas in Ho Chi Minh City, I realized there were too many limitations.
Issues such as facilities different from the photos, outsourcing cleaning, disappearance of the operator, and lack of Korean service.
Complaints from guests were handled by ITDANG, but we couldn't control the villa itself.
The only way to fundamentally solve these problems was to make it ourselves.

Most of the 13 billion VND revenue in 2024 came from pool villas.
Over 5 years, I managed more than 80 partner villas and 2 directly-operated villas in Ho Chi Minh City's pool villa market, seeing it up close more than anyone else.
The biggest limitation of entrusted operations was that we had no control over anything.
The photos may show a villa ITDANG has verified, yet on the day a guest checks in the cleaning team might not turn up, or
There were cases where facilities weren't checked properly or the operator suddenly went out of contact.
No matter how hard ITDANG tried, the clear limitation was that we didn't own the villas ourselves.
There were repeated situations where guests complained to ITDANG, but we couldn't resolve it directly.
When the issue has to be passed to the villa operator and then to the cleaning team, something that could have been fixed within 30 minutes can take an hour or two.
During that time, guests had to wait inside the villa.
After experiencing this limitation for 5 years, I came to a conclusion.
To really create a pool villa that Korean guests are satisfied with, the conclusion is that ITDANG has to build and operate it themselves.
So we started operating the 2nd and 3rd branches as直营 (directly operated) properties, and this time we opened the Signature Villa.
Signature is a villa that includes everything we learned from receiving thousands of Korean guest teams over five years.
The location itself sets it apart: it’s in central Thao Dien, in Ho Chi Minh City’s District 2.
Thao Dien is the neighborhood in Ho Chi Minh City where Koreans live the most, so there are Korean restaurants, massage places, cafes, supermarkets, and convenience stores within a 5-minute walk.
The villa is located inside the alley, so it's quiet, and stepping out leads directly to a main road.
The concept is modern French in black and white tones.
Most pool villas in Ho Chi Minh City have a flashy Southeast Asian resort style, but what Korean guests really like is a calm and neatly arranged hotel-like atmosphere.
So we built it with a modern French concept, and raised the ceiling height of the living room to 4 meters to maximize openness.
The pool is a large L-shaped pool, and the deepest part goes down to 2 meters.
There is a garden next to the pool, so the picture with the palm trees scenery comes out really well. The night lighting was also carefully installed.

A separate 8-person jacuzzi was installed next to the pool.
When looking at Korean guests, they really enjoyed the time when they could relax in the jacuzzi after finishing their rounds and their schedule.
The reason for choosing an 8-person jacuzzi is to allow a family of four or a group of friends to comfortably use it together.
A 4-person sauna was also included inside the villa.
The separate karaoke room had a 74-inch TV, Yamaha speakers and a Korean karaoke machine.
Unlike villas with a karaoke machine in the living room, this one has soundproofing that lets some guests sing while others rest.
The living room has a 12-person leather sofa, a 74-inch TV, a 12-person dining area, a dart machine, mini bar, and snack bar. Everything needed is available inside the villa.

There are four bedrooms, with a layout that can be expanded to five rooms.
Two master bedrooms with king-size beds, and the rest with queen-size beds. Each bedroom has its own bathroom, vanity, closet, bedside lighting, and even a single sofa.
The bathrooms had been completely renovated in a modern style.
We provide one shower filter per person, disposable toothbrushes, and a hairdryer. Since Vietnamese water is different from Korean water, the shower filter is really important.
ITDANG also operated the property directly, with cleaning once a day and towel changes,
Laundry was free up to VND 100,000. Round-the-clock help in Korean on KakaoTalk was part of the service.
For five bedrooms, the article listed $500 on weekdays and $600 on weekends. Four-bedroom use qualified for a nightly discount.
The opening promotion through July listed $450 on weekdays and $550 on weekends.
Vehicle (Karnival, 9-seater limousine, 16-seater transit) and ITDANG Mui Ne day tour, Mekong tour, golf package can all be added as options.
